Smoke alarm compliance is an important aspect of property management. At Smoke Alarm Checks WA, we make it easier for you to meet your duty of care to landlords and tenants. Our role is to work with you to help get the properties you manage compliant so you have peace of mind that your tenants are safe and your landlords are protected.

Legislation

In Western Australia, the Building Regulations 2012 requires smoke alarms are installed and are in working order prior to the start of a tenancy agreement.

Smoke alarms must be connected to mains power (unless approved for ten year tamper proof lithium battery), be no more than ten years old, be placed in compliant locations as set out in the Building Code of Australia Part 3.7.2 and function tested on a regular basis.

Landlords are responsible for:
  • the ongoing maintenance of smoke alarms and have a contractual obligation to provide working and compliant smoke alarms
  • may not enter into a tenancy agreement unless the property complies
  • tenants must notify landlords if the smoke alarm is not functioning correctly so it can be rectified
  • Building regulations also currently require two RCDs installed before a property is tenanted.

Note: RCD checks are to test the functionality of the RCD only.

- providing working and compliant smoke alarms
- the ongoing maintenance of smoke alarms
- ensuring two RCDs installed before a property is tenanted
- not entering into a tenancy agreement unless the property complies

The SILVER $99.00 Annual Smoke Alarm/RCD/Front security light subscription covers annual smoke alarm inspection to your property within a year as per compliance requirements, RCD integral testing and front porch light testing for compliance.

Under this service, we will:
  • Carry-out annual once off smoke alarm compliance inspections to ensure smoke alarms are compliant with current legislation.
  • Service, clean and change 9 volt batteries to smoke alarms where required.
  • Replace any faulty, expired, missing or damaged 240 volt or 10 year lithium-battery operated smoke alarms if required by legislation at a flat rate of $150.00 per smoke alarm.
  • Install any additional mains hard wired or 10 year lithium-battery operated smoke alarms including cable and misc fixings in order for property to comply with current legislation at a flat rate of $200.00 per smoke alarm.
  • Ensure all smoke alarms meet AS/NZS 3786.
  • Integral test RCDS for compliance & carry out any replacements at flat rate of $150.00 per non-compliant RCD.
  • Test front security light working for compliance and quote for any replacements required.
  • Email a compliance report following each inspection.
  • Pricing is inclusive of GST.

The GOLD $139.00 Annual Smoke Alarm/RCD/Front security light subscription covers annual smoke alarm inspection to your property within a year as per compliance requirements, unlimited service calls for repairs/replacement of smoke alarms at the property, as well as the free installation and replacement of smoke alarms required for compliance. RCD integral testing and front porch light testing for compliance.

Under this service, we will:
  • Carry-out annual smoke alarm compliance inspection to ensure smoke alarms are compliant with current legislation, including re-attendance when beeping or faulty alarms require attention at no charge.
  • Priority Service for beeping smoke alarms requiring attention at no extra charge.
  • Service, clean and change 9 volt batteries to smoke alarms where required.
  • Replace any faulty, expired, missing or damaged 240 volt or 10 year lithium-battery operated smoke alarms if required by legislation at no extra charge.
  • Install any additional mains hard wired or 10 year lithium-battery operated smoke alarms in order for property to comply with current legislation.
